Rental Policies & Conditions for Biscuit Inn

It is our goal to provide you with the ultimate vacation experience in harmony with the environment and our neighbors.

RATES – Rates are subject to change without notice. Information regarding rates is believed to be accurate but cannot be guaranteed. We have made every effort to ensure that all information on Manager’s website is current and accurate. The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation. Rates for holidays, special events and weekends may be higher. Biscuit Inn can be rented with a two-night minimum year round but Minimum night requirements may vary for holidays and special events.

RESERVATION POLICY – Biscuit Inn complete total due when reserved- there are no refunds or cancellation for Biscuit Inn for any reason.

CANCELLATIONS – Biscuit Inn no refunds for cancelltion once credit card charged.

UNIT ASSIGNMENT – Please Choose which room that you want.  we reserve the right to change unit assignment if repairs need to be done in the room choice you have made during your dates.

DOUBLE BOOKINGS – Double bookings are rare we are not like big hotels who do double bookings. In the event that Guest’s reservation for a particular room overlaps or matches the reservation of another guest, Manager(s) reserves the right to relocate Guest(s) to a different room..

– All small children must be supervised at all times. Reservations made under false pretense may be subject to forfeiture of all monies paid and immediate eviction from the property. The number of occupants in unit may not exceed the number agreed upon in the rental confirmation. Occupants in use of premises shall not disturb or offend neighbors in any manner. The use of firearms or fireworks is strictly prohibited. NO SMOKING OF ANYTHING ALLOWed IN ROOMS – smells can be detected in other rooms – regarding smoking.

CHECK-IN TIME – Check-in time is 2:00 P.M.  Key is not available until the property is ready for occupancy. Manager will make every reasonable effort to have the property ready for the Guest’s occupancy at check-in time, but cannot guarantee the exact time of occupancy. Earlier check in time may be arranged in advance, but is not guaranteed if we have someone checking out on the day of your arrival your check in time will go back to the original time of 2:00p.m.

CHECK-OUT TIME – Check-out time is 11:00 A.M SHARP there will be a late check out fee charged to you rate starts at $25.00. Please make sure key is where you were instructed to leave upon departure . Unless prior arrangements are made, Guest(s) who does not vacate the rental property  no later than 11:00 A.M. or in the event Guest(s) returns to the premises without the consent of the office will be assessed a fee equal to the rental rate for one (1) day.

KEYS – Guest(s) are responsible for lost keys. The property must be re-keyed in the event that keys are lost, misplaced, or not returned. The Guest(s) will be responsible for the cost of this procedure $85.00.

CLEANING REQUIREMENTS Inspection and cleaning will be done prior to your arrival and after your departure. Report any problems as soon as you arrive & we will take care of the issues. You will be responsible for cleaning your unit during your stay. A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay. Biscuit Inn will supply your unit with , 3 rolls of toilet tissue, 1 small bar of soap per bathroom faucet, 2 trash bags per trash can(located under sink or in bottom of trash can), a minimal amount of dish detergent. Suggestions of things to bring with you:  paper towel, toilet tissue, garbage bags, personal hygiene products, coffee filters, coffee and anything else that you may think necessary for your stay – cooler with ice.

We request that you remember that there are other guests staying next to you. Please do not leave dog or dogs unattended if they bark excessively. Guest(s) are required to leave the property in the same general condition it was when guest(s) arrived.


*Refrigerator and cabinets should be left clean and free of food.
*Beds do NOT need to be made. Please do not strip linens from bed.
*Housekeeping will dust, vacuum, sanitize, and clean all towels and linens upon your   departure.
*Windows and doors must be left closed and locked with the air conditioner set at 78 degrees or heat at 58 degrees, depending on the season.

*Turn off all lights, fans, televisions, and radios upon your departure.
* The BEARS will get in the garbage if you leave it outside. You are responsible for any cleanup do to the Bear’s getting in the garbage. If we have to pick up your trash you will be charge a min. cleanup fee of $100.00.
*All litter and cigarette butts must be picked up & bagged from the yard, front and back, and placed a garbage bag.

For additional cleaning needed other than those normally incurred in connection with the occupancy of the premises, Guest(s) acknowledges Manager’s authority to charge Guest(s) credit card for damages/excessive cleaning costs. Guest(s) shall be responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s)’ party. Manager will make the final determination of the necessity of any additional charges to Guest(s) and notify Guest(s) of such charge.

COOKING – Guests shall not bring or use any personal electric or gas appliances on the property. Do not bring your personal Deep Fryers, Turkey Cookers, or Smokers. These items are a safety hazard and a fire hazard. Please clean up after cooking. Make sure room does not smell.

Fireplaces – All fireplaces are closed April 1st through September 30th. Biscuit Inn  fireplaces are to use only Duraflame style logs which are not provided. Do not place anything into the fireplace other than this style log or a $100.00 clean up fee will be charged.

MAINTENANCE – Manager cannot guarantee against mechanical failure of heating, air conditioning,  TVs, Cable, or other appliances. Please report any maintenance items to the office immediately. Manager will make every reasonable effort to have repairs done quickly and efficiently. Should a repair person make a call to a unit and find that the equipment is in working order and/or that the problem was due to the guest(s) oversight or neglect, the charge for service will be the guest(s) responsibility. Guest(s) understands and agrees that Manager(s) may enter the rental property at any time for the purpose of making needed repairs. There are no refunds do to failure of any kind.
RETURN CHECKS – A $50.00 service charge will be incurred for any returned checks.
PETS – Pets are welcome there are no
cleaning fees but we ask if they shed please bring sheets to cover bedding and comforter.
SUBLETTING – Subletting is prohibited.
PARKING – Parking is allowed in designated areas only. No boats or RVs.
SMOKING – Smoking is not permitted inside of rental units. Outside smoking is permitted but please do not litter. Failure to obey this rule will result in an additional cleaning charge.
ALCOHOLIC BEVERAGES – No drinking of alcoholic beverages by persons under the age of twenty-one (21) is allowed. Should a Guest(s) or guest(s) of Guest(s) be arrested for underage drinking at their rental unit property or should Manager(s) observe a Guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guest(s) evicted at the option of the Manager(s). Illegal drug use is strictly prohibited.
HOME FURNISHINGS, EQUIPMENT, ETC. –. Under no circumstances are furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be taken out or transferred from one property to another. Moving of furniture is prohibited; any evidence of such will result in a charge. Moving or disconnection of televisions, is strictly prohibited. If these items are found disconnected or moved Guest(s) will be charged $50.00 for reconnection. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s).
STORAGE LOCKERS – Certain locked areas in each rental property are not included in the rental. (the bottom door only on the closet is locked)

REFUNDS – Please keep in mind that the property has been reserved and held for you and that others may have been turned away. Construction of new accommodations and attractions does occur in resort areas. No refunds or rate adjustments will be made including but not limited to the following:

*Any inconvenience due to construction, road repair, etc.;
*Early departures (less days than reserved);
*Delayed arrivals – reducing the number of nights reserved.
*Inclement weather:and/or Electrical power, water or cable/satellite outages, T.V. failure. Any issues with the room needs to be reported when you arrive not after your stay. We will do our best to resolve  but there will be no refunds – no exceptions.

Neither Owner(s) nor Manager(s) shall be liable for events beyond their control which may interfere with Guest(s)’ occupancy, including but not limited to acts of God, acts of governmental agencies, fire, strikes, war, and/or construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances.

EXPEDITED EVICTION – A material breach of this Agreement by Guest(s), which, in the sole determination of the Manager, results in damage to the premises, personal injury to Guest(s) or others, breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s)’ tenancy. Violation of any other rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent. If the tenancy created hereunder is for thirty (30) days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Guest(s) may be evicted under such procedures if Guest(s):
1. Hold over in possession after Guest(s) tenancy has expires;
2. Commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guest(s)’ tenancy;
3. Fail to pay rent as required by this Agreement; and/or provide false information.
4. Obtain possession of the premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in.
DISPUTES – This Agreement shall be governed by and interpreted in accordance with the laws of the State of Georgia, and shall be treated as though it were executed in the County of White, State of Georgia. Any action relating to the Agreement shall be instituted and prosecuted only in the White County Superior Court, Georgia. Guest(s) specifically consent to such jurisdiction and to extraterritorial service of process.
INDEMNIFICATION AND HOLD HARMLESS – Guest(s) agree to indemnify and hold harmless the Owner(s) and/or Manager(s) for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s)’ use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms Manager(s) and Owner(s) as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms Guest(s) used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s)’ occupancy (without regard to whether such person(s) have authority under this Agreement to be upon the rental property) where the context requires or permits.
CREDIT CARD – Guest(s) will provide a credit card number as a guarantee. Guest(s) agrees to pay all rent and accept all liability for any damage beyond normal wear and tear during their rental with Biscuit Inn. If Guest(s) fails to do so, Guest(s) understands that these costs will be charged to his/her credit card and all credit card sales are final.
VIOLATING AGREEMENT – If Guest(s) violates any of the conditions of the Agreement, Manager(s) may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately and forfeit all rents.
ALPINE HELEN MOUNTAIN RENTALS RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE – All rental rooms are leased without regard to race, color, religion, sex, national origin or handicap/disability. Due to liability issues, we are unable to provide prospective renters with keys to preview properties.

By signing your rental confirmation you have agreed to our Policies, Rules & Regulations.

PLEASE READ, SIGN AND RETURN ENTIRE CONTRACT WITHIN ONE (1) DAY. PLEASE INCLUDE ANY ADDITIONAL GUEST INFORMATION. ONLY REGISTERED GUESTS MAY OCCUPY THE PROPERTY.
